Try your local RE groups on Facebook or meetups.

Facebook will have groups specific to the areas you are in.

With finding more STR deals, have you looked into Facebook groups?

Depending on if you qualify for the special allowance for active RE, you may be able to take up to $25k in losses (unless you are full time in real estate and may be able to use real estate professional status). 

If you are in Pace's sub to Facebook group, you can probably find a partner there.

A good way to find deals is by connecting with local real estate agents, wholesalers, or checking out sites like Facebook groups and Craigslist.
