I recommend keeping your eyes open for medium multifamily properties.

I'll be scoping out properties all over the country but definitely in Oeiras as well - i am eyeing one there right now.

Lots of medical in KC - hospitals, medical school, etc.

I was talking to an investor who bought a multifamily in San Antonio recently, and the rent growth here has been eye-opening.

But not noticeable to the naked eye. 

I know building a reliable local network will be key, so I'm hoping to connect with experienced real estate team in the area.The military presence in Jacksonville catches my eye, and I'm particularly interested in properties that might appeal to military personnel and the associated contractors.

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want. 

value because you have much less eyes seeing it if posted in these few weeks.

If you do pick a market with heavy single-family or mobile home segments, keep your eyes peeled for local property management teams who actually cater to that niche.
