Ironically, I was ready to let go of multifamily and focus on more lease options, but then my team finally got an offer accepted on a 54 unit.

With that being said having your team in place is the biggest stepping block to having success in the real estate world. 

Even in your area, you may meet other out of state investors so you have more context for when you talk to the people who will make up your team there.

Hi @Eric JohnsonAs you bein your real estate investing journey I would suggest that you assemble your team of pros around you (like the avengers) AKA Your Core 41.

I do all of this remotely, so I use the above process to filter out 90% of the properties and then send the other 10% to my local team for verification.

We also have a decent amount of breweries, UNC Charlotte, two lakes and the Catawba river, the White Water Center, major league football, soccer and basketball teams and minor league hockey, baseball and women's soccer league so there's always something to do. 3.

I manage properties remotely and can handle all the leasing/management pretty easily with my team.

Start by networking through local meetups, REIA groups, and online communities like BiggerPockets to connect with experienced investors.
