Don’t think people who bought homes 20 years ago in areas where the value of their home hasn’t risen will have much sympathy for people who are losing a small part of their 200% price gain on their ho,e purchase of 4 years ago.   

You could try to value it with the income approach, with NOI & DSCR, but that usually isn't done with smaller multifamily.You're going to have to extrapolate out farther and see where other smaller multifamilies have traded.

Hey Kin, If you want to transfer your share of the title to your younger brother, the most straightforward way is to execute a quitclaim deed or grant deed transferring your interest in the property to him.

Always have backup subs as well, and in my case I have spent time learning all the trades so in a bind I can fill in and get it done myself if I have to.
