Hey @Trenton Pelloquin, we use QuickBooks Online exclusively for all of our REI Clients (including buy-and-hold Clients).

I'll be interested in how they make the Experience "exclusive" to Airbnb as that seems like a terrible business model for the people hosting the Experience unless ABB cuts a check for them.

To me you've satisfied the qualifications for a 121 cap gains tax exclusion. 

However, long story short, yes there is, although I would recommend finding an advisor who is skilled in holistic financial planning that includes not just traditional stock market investments or real estate investments exclusively, but all investment strategies to help in your specific goals.In general though, you can either find a fee-only CFP that has expertise in real estate and other alternative investments, or you can find an advisor who is at the very least willing to have a conversation free of charge prior to any actual investments so they can give you a very good idea of whether they would be able to help you prior to beginning a relationship.

Financed an investor who purchased an old, but rehabbed 148 unit holiday Inn which consisted of 2 separate buildings.  

This sounds like a pre-existing defect so you will have to review your insurance policy but I am guessing there will be an exclusion.

I guess many investors are hesitant during this period, probably due to the holiday season coming up.
