Granted we only have 17 but still, I’ve never used anything except a simple excel spreadsheet and all my rental properties have a separate savings account under my main account at my local bank.

No reason stated I had great credit score cash on hand excellent properties.

I am curious to know what is the lowest I can expect interest rate to be + buy down with an excellent credit score.

My recommendation would be to get approved as a Landlord, contact the director's office and request that an inspection be completed before a tenant is selected (sometimes they will do this as long as you select a tenant within 14 days - which you want anyways), and have an online application and screening resource in place.  

Many of the above answers are excellent and show that out-of-state investing is doable.
