While all of this may seem obvious, I have personally encountered all of it in flips in my market, so clearly not every flipper thinks about something as basic as "can my refrigerator door open all the way?".

A warning however is that all HMLs are not created equal and if you find one that wants money upfront and promised to fund any deal, hang up and keep looking . . . you will see a number of newbies get scammed in this area.Good luck and feel free to reach out with any questions

What I'm trying to figure out: Is there something that is a legally binding document that the corporation and I could enter into that would show that the property is a corporate asset without being on title and allow me to circumvent title challenge Ive just encountered on transfering the title to the corporation.

He was never even a good salesperson (pushy sales tactics are often taught by gurus but simply don't work for most personalities, Jordan Belfort of all people called him out on this during an interview that was very revealing), and his real estate syndication funds are now rumored to be total scams (he allegedly buys the properties separately beforehand then marks them up millions before selling them to his fund using his investor's money, like a wholesaler basically but taking $50M fees from investors without disclosing it.

The last time I saw a structure like this, it ended up being a scam from a very well known real estate mogul...Be careful, if it sounds to be good to be true, it probably is...Cheers!
