But if you wanted the second position lender to be empowered and motivated to make sure the first position loan is getting paid, one idea would be to have the second position lender give you the downpayment NOT in the form of a loan, but in the form of equity instead.

I always renovate on the front end...then train tenants how to deal with issues themselves...and empower them to resolve issues themselves or by contacting professionals directly...plumbing, HVAC, etc...Reputable companies will verify work before proceeding and you can pay with a card online or on the phone when complete.

It's about empowering people and that, to me, is awesome.I will give you my gut reaction - and maybe it is just based on my experiences and where I'm at now but -- to me it sounds like Rent-to-Own OR Lease-Option-to-Buy.
