I haven't been to the property yet, but in talking with his daughter who has communicated with him (he's elderly and she'll be there to be sure we communicate clearly), he has 18-20 acres of planted pine that is 19-20 years old. 

These people prey on uneducated owners, the elderly, people with poor english speaking capabilities.

The second home belonged to an elderly lady in which the dumpster was dropped off and filled two days later.  

For example, let's assume that the 'wholesaler' promised the elderly folks in your example that they could close in two weeks all-cash, and that this 'wholesaler' does not actually have the cash or anyone that's committed to buying 123 Main St at the time the promise was made.

Many of our tenants are elderly, or lower income.

Many elderly visitors and families with young kids like condos for the pools, flat parking, and easier access.

That said if they have small kids or an elderly person or for extreme heat I would do what is necessary to prevent someone from being exposed to this heat for long.

When driving by the property, the remnants appeared to be elderly.
