. $225/month seems dramatically low.

Most lenders will not be able to use appraisal ordered by buyer or seller  So what can be dramatically accelerated in the process? 

These estimates can vary from company to company but usually incrementally rather than dramatically.  

@Mindy Jensen - Wasn't there something about how "Adding more people to title" could boost the primary residence cap gains exclusion from $500K to higher number?

So I’m hoping that’s a future boost in the economy there.

Given that, we would get an immediate boost in cash flow which will also be very predictable month to month and save myself a bunch of time managing my property managers and dealing with the ups an downs of active real estate.

Views are 4X and conversion is double over my 2/1. 2- and 3- bedrooms are the squishy middle with tons of competition, but when the potential guest needs to sleep a large group the pool shrinks dramatically.
