Its a 3 bed, 2 bath, main house with a den and attached guest house.

Have a way to double checking their information they give you on the application.  

BTW you said you have a 9-5 so keep in mind you cannot double dip on the employee 401k contribution.

So I would say either you need an agent who is a better negotiator than you and justifies their cost or if you value a professional opinion who can double check you.
