I wanted to post the same thing - I essentially did with my topic asking for rent-to-price ratio data across the country.I appreciate what many have said about (1) the best place to do RE is where you live (2) there are deals wherever you are (3) it will be easiest and most effective in the long run to keep investment properties close by.But like someone else said, what about if you live in CA?

Having an appraisal business is like any other service business and you should look at the market and need for the service in the Sherman area (nice area, BTW).While most RE types think that appraisers just do RE loan deals, the business is much bigger.

While I do not invest on S&P but I sell gamma/theta in S&P option daily with hedge (so i trade like wells fargo), it's very short term for stock but it's the easiest way to make 0.25-0.50% every day from index movement so it can become a legitimate income cash flow as well, it is just 100 hundred there today 150 tomorrow or if i lose, i lost 75 today or lost 50 today but make 200 tomorrow kind of thing in 25k acct size.one good thing about real estate we can do RE flip where if timing is perfect we can make $100K just in 5 6 months.
