The investor even if they could theoretically get higher cash flow monthly rents from a low income area  the expenses over the years replacing large ticket items could wipe out any cash flow and make the property owner go into the negative for returns.I do have friends that own over 30 SFR in GA but they bought for cash way back at the bottom of the downturn in A areas for prices turnkey providers are trying to sell now the D areas for.
