We leave an offer and let the seller think, because ours are low offers and usually a disappointment to the seller.We've had many people call back 3, 6, 12 months later and a number call back 18 months later or more.

I think it could take less than a year but folks usually think they can do this in 2-4 weeks and are disappointed;-)I'd see what's been done similar to your project in the last two years and check with those contractors, & developers for hard numbers, then meet with the Building Department and Neighbors.

They are a scam and will likely end in wasted time and disappointment. 

Always end up disappointed.
