I was looking in Columbus OH but the market is so saturated and it's been difficult for me to find cash-flowing deals there.

It's difficult to find cash flow in these areas.

@Cathy Fitzwilliam Initial cashflow is not easy in San Diego, the higher rates make it that much more difficult but it is certainly possible with value add deals.  

That said, even with photos, comping homes in Detroit proper is extremely difficult.

PadSplit's have been difficult to finance because they are considered modified collateral.

@Shawn Tuma & @Chris KayVery difficult in today's market to cashflow putting 0% down:(5-10 years ago it was possible, but prices have increased faster than rents.Your best bet is to find a property that needs work, but will still pass a VA appraisal/inspection.
