This is RE in the south(warm state). 

However if you are in  a beach or warm market, leather might be not be popular.

We haven't been able to find a solution to that problem and it's likely caused but global warming and pollution so it's difficult to see a solution anytime soon.

You need to build a pipeline of warm leads which is going to take time.

Alot of net migration moving to warm belt states especially retirees.

If you want to go bigtime then you can hire some VA's to do the calling and you get the warm leads to close.Good Investing...
