Mentions he lost another $800.00 on the wasted auction and has a 45 day hold from the auction company on the property.Now this guy is laid off from work and off the property, but seemed very interested in a cash offer below market value instead of listing with an agent.Neighborhood would be at least a B with most of the houses higher in value in the immediate area.This would be more of a whole-tail  as it is just personalized with paint and some decor, limited rehab.How can I verify my numbers with this guy before my 45 days are up?

And as a courtesy to anyone who would smoke, I'd put a decorative ash can or bucket outside for their use as a way to deter them from leaving butts all over the place.Then I would suggest to them that they empty the can/bucket at least once a week.

In my class I met someone who does general contracting (we're meeting), a couple that does cleaning (commercial and residential), a painter, a couple who owns a custom cabinetry company, and a stager/designer (good to know, but my sister is great at interior design and I'll probably collaborate with her for staging/decorating at least in the beginning).

Condo were already move-in ready, so I added value by adding the back-splash, ceramic in kitchen, decorative painting and good staging... so the place we're way more attractive for an end-buyer, but I got a buy and hold investor interested and I had the price at 205 for investors and between $224k and $240k for end-buyer.
