So, this deal looks good to me even with a 25% conventional mortgage at 15-yr fixed rate, 4.25% interest rate.The open house for applicants happened today; over 12+ pre-qualified applicants are scheduled to tour the 2bed/1bath unit in different time slots.

Depending on the length of time held prior to 2026, there are basis step ups that occur to reduce the gain recognized in 2026, max of 15%, but note that the first of these time slots ended in 2019 (7 years), so at this point that reduction would be 10% if invested for 5 years by 2026.

"The Rona" has given Govt official and bureaucrats an unlimited ego/power trip, and they are going to do whatever they want for as long as they want and "sue me if you like" is their attitude.Honestly, at this point, I would not get into residential real estate unless you like to play slot machines in Vegas.Commercial real estate may be a better alternative.

If you have more equity in some of your properties, you could do some cash out refi's and re-leverage, and possibly pay off 1 or more properties, freeing up another Conventional slot for you.

I'd also suggest you get on Quick Books, pretty simple but having a little accounting will also help, just 4 hours of studying will make a big difference, what's known as "slotting accounts", correctly placing assets, liabilities and capital in the right place. :)
