A couple of follow up questions. 1) After the 1031 exchange, and then after the follow on 721 contribution, I own an interest in a partnership held by the UPREIT.

My husband is a physician and we have a couple homes, stocks, other investments, etc. 

If neighbor says they own it I would tell them I plan to construct a new one next to it on my property line even if I needed to lose a couple of feet of yard. 

I was asked to join a couple of real estate groups and this one fell in to my hands.

If you are single or married with a small child, buying a duplex or 4plex should work well.  

It is more expensive but may not require an appraisal and can close in a couple of weeks. if I can wait then I use the most competitive rehab. lender after obtaining multiple quotes.
