Oh, one little tip if you do decide to re-tile a surround: in rentals, I do not install a soap dish on the long wall...instead I install on the wet wall (where the faucet is).

(15 years)Land – not depreciableStructural improvements - sheds, clubhouse, well house, stick built homes on property, etc. (27.5 years)Personal property – appliances, mobile home improvements, office inventory (5 years), Mobile Homes (5 years to 27.5 years – depending on which accountant you ask).

I suspect based on the neighborhood, maybe the lawns just go unwatered, and the tenants must use an automated car wash, or one of those places where you feed in quarters to get soap an water.
