Currently I go to school for hospital administration and it also teaches about marketing and real estate on a certain level.I also listen to podcasts in my spare time and try to soak in as much knowledge as possible.

I currently own and live in a 2 bedroom condo where I rent out the spare bedroom through AirBnb which covers the mortgage and HOA.

Our SoCal properties have been my "heir and the spare," so to speak.

I got my license for investing, but I can also spare 20-30 hrs per week for my “side hustle”  My job also has lots of down time while I’m on the clock to be able to be online and doing RE work. 

I live on Ainsworth and have not had many issues renting out my spare rooms.  

(Example -- rent out spare bedrooms, or even a multi-unit duplex or triplex?)

My main concern there is around property management, but that's a topic for another day.In the meantime, we've been renting our spare bedroom on AirBnB and have netted anywhere from $200-600 per month.
