These same millennials are also currently watching interest rates slowly rise and real estate values steadily climb. 

I've kept my eye on the general prices in Austin, and wiht my family there, understand the California prices that properties have climbed to. 

It’s more work climbing up the ladder to get at institutional notes but I’d rather work on those.

@Jean Pierre Assaad now that the market has climbed since the 2008 crash, there are not many markets that are under $50K properties that are not high risk areas. ($50k meaning all in price after repairs). 

We would really like to avoid selling our home because we have excellent long term renters and the property value is climbing.
