And, would like to add, that if you're interested in learning the process and want to save the referral commission or use it as a bargaining chip, then I would meet with your broker and have them help you with the process and paperwork - that's what they're there for.

Hey guys I own a duplex..just found out about the sanitation summons from March 1, as per lease the tenant is responsible but how do I know which tenant...I spoke to both and both said they always obey the rules of sanitation department...I was thinking to ask both to chip in...but I don't want to blame innocent one  What would you do??

I always give new tenants the overview of ‘this is an old house, it might have lead paint, but we keep it in good condition with new paint, no peeling/chipping, etc. as long as you don’t chew on the windowsills, it’s all good’.

You can find an older Honda or something similar that's reliable and that you can afford with no car payment, and then use the extra money that you were paying on this car's monthly payment to pay down some of your other debt.Unfortunately you're in a bad position with the more expensive car because you can't afford to keep it but you also can't afford to sell it since you're so far upside down on the loan right now.But I'd do whatever I could to start chipping away at some of that other debt.
