If you want the houses to be super cheap look at Midwest locations like Cleveland, Detroit, Toledo, Indy, KC, Baltimore etc......

It looks pretty cheap if you're able to read it and bill it yourself every month.

I also know a GC that can get the job done well and an architect who isn't cheap but is GREAT with ADUs.

Because there was barely any cheap product and I had buyers looking for this type of product.

I would try to get a 5 or 6 month lease at cheap after a washer dryer add then renew in June for a higher amount or register it then and optimize the rent. 

Banks have cheap enough money and most have stabilized their reserves to be able to handle going to open market and getting a reasonable market offer.

Hi Mike,I don't know the specific answer to your question, but the dirt cheap bare minimum 'online' brokerage that I've seen a lot of people use, after spinning their wheels and doing a bunch of research, is these guys.To align expectations: you get what you pay for, which in your case may end up being 100% perfectly fine.

Cheap rates and modern tech are great, but none of that matters if they can't actually get you to the closing table.
