The podcast episode 184 with Bill Lublin, who is a wildly successful agent is a fantastic episode for where you're at right now, I'm on my third listen through. 

Just finished listening to first 100 episodes of the podcast. 

I basically started at episode 1 and am working my way through them day by day on my commute to/from work (it makes the drive much more tolerable).The "live-in flip" idea sounds like a great idea!  

I'm sure it is an episode that I missed.

We've got 191 episodes, so it should keep you busy for a few days...

Also if you havent already go over to the Bigger Pockets podcasts and start at episode #1, listen to them all. 

I'd suggest listening to the wholesaling episodes on Renegade Detroit Investors and Flip THIS Podcast for some local knowledge on the subject.

I recently started to listen to the bigger pockets podcasts and have learned so much good information from just a few episodes.

He then proceeded to laugh that his partner was his cat.People like @Karen Rittenhouse and @Shawn Holsapple - both wholesalers who have been featured on the Podcast (Karen Episode 2 and Shawn Episode 136) - always close on properties they get under contract, even if they can't find a buyer.And yes, they've been doing this a while, have built up a reputation, and have funds available to make it happen.John's disdain for the wholesale concept is due to his experiences with people who aren't forthcoming and honest with the sellers.
