I know when I was an active Broker my SOP  was get listing open escrow with buyer to be determined and order the preliminary title report prior to spending money on marketing someones property..

I'm enjoy the challenges of finding creative solutions through the numbers and negotiating what can work for both the buyer and seller. 

Many DSCR programs require an investor to have a mortgage history- there are some DSCR mortgage programs that will work with investors who are renting- some refer to them as first time home buyers (FTHBs)- DSCR loans are only for investment properties where the owner isn't living there. 

My first househack wasn't in Logan, but we've helped buyers in a few of the counties nearby. 

Luckily my agent lined up another buyer right away.

Also, newer wholesalers only see about half of their contracts get dispo'd and closed (sometimes less) because of the reason just mentioned or a lack of Buyers to dispo to. 

Many buyers in this market are experiencing challenges. 

Unlike some buyers, I ALWAYS go look at the properties before the sale and discovered that the vacant lot had an active railroad track on it and therefore was unbuildable, and would remain unbuildable until the railroad removed their track. 

Again, buyer truly beware, I'll be around in 3 years when everyone is dumping these properties because they are so underwater and I can buy them without the burden of suncoast waiting to sting me.
