The house needed a complete makeover so over the years we've transformed the house and earned us 70k of equity.

Similarly I want to have a body like Arnold Schartzenegger, but instead of going to the gym I'm sitting here reading a forum about investing, so I shouldn't be surprised when I don't have bulging biceps. 

If the home is stripped to the studs, and I personally do the work, wearing a P99 full face respirator along with full body disposable suit... the place is aired out, I give the chemicals time/heat to volatilize...

I'm a bodyworker (Rolf method of structural Integration), a fairly obscure method of healing the human body, but I love it and it is what brought me to Utah. 

 I am wondering if any body has advice on preforclosures in the state of Texas thinking of trying to wholesale or are preforclosures risky business for wholesaling?

To me a wholesaler should work distressed sellers if any body.  

REI is great, but hopefully there's someone left to care for our ailing bodies:)

As well as creating ways to preserve the minds of humans to live on past our bodies. 

Greg, something to keep in mind that I learned from my CPA a couple of years ago (I am retired now, so not an issue these days), but if you make over ($150k I believe), your rental tax deductions cannot be claimed.  

The total property need a new roof, total rehab to the plumbing and the apartments that are not rented needs a total makeover.
