They should not SET the commission amount, because as the DOJ says, they do so under the threat of a group boycott if they don't offer the "standard" (which I know is a word you are not supposed to say).The reason Realtors and the NAR are fighting so hard to keep seller set commissions, is that buyers do not believe they get $12,000 worth of service when they buy the average $400k home.

However, if you no longer see this property as part of your future or believe the opportunity cost is too high, selling and reinvesting in more passive options (e.g., index funds or REITs) could make sense, especially since you may need the capital for a future primary home.Keep in mind factors like potential future appreciation in Scottsdale, tax implications of selling, and the reliability of tenants if you hold.

@Ashish Acharya @Clinton Davis yeah that's the last I heard too but there seems to be alot of confusion and I find it hard to believe that the Govt would enforce the outrageous penalties with all this confusion.

I do not believe I am RentRedi's target consumer as I have more needs than others and that has been true for other business relationships I tried to build in my time, but I hate when things have to end on sour notes and the fact that it took publicly criticizing the service to get attention is more than disappointing on RentRedi's part as a service business.

it's your money, so if you find something in a market you believe in and want to try to hold it very long term, OK - but again, it will be many years before you recoup all the interest you'd be paying.
