Even at retail, if you're paying 500k, they're generating 50k to 60k a year in gross rents by year 2.

But it seems like the current house prices (3+ beds, 2+ baths with a pool) doesn't seem to incur a good cash flow.

Self storage will have different networks and nuances than multifamily or office or retail.  

On top of that, when you go to sell you learn the market has been stagnant and has not appreciated with limited owner occupants & investors are not willing to pay retail given the amount of distressed inventory that exists in the market.
