There are some forms of income that do not require any receipt to use which are some of the above (full time job just offer letter or ownership of newly acquired rental property (lease agreement + security deposit/rent proof only).If you dont plan to go back to full doc then stay in the no income/state world and the premium for these products varies between 1-2.5% higher than full doc fannie/freddie/FHA/VA rates but pros and cons right?

Just trying to make sure it isn't called due right away or in the middle of the term as then we'd be scrambling to figure out how to pay it off when we both agreed to be on a payment plan until the balloon payment at the end is due.Seller finance makes sense in where I'd essentially be the lender collecting monthly payments until due.

But we have talked about his plans to move out because I told him I was going to either sell or renovate, and that either way I would need the house vacant by Feb 1, 2025 so I was preparing a Termination of Lease letter and AB 1482 popped up on the "form" from the website.

In my experience if you jump on it quick, you can dry everything out without removing much material, needing to get a dumpster and everything and balloon the costs up to a crazy number like $10k.

See who they would recommend for lenders and make sure to get a preapproval letter back to them so they know you're serious - takes about 20 mins to do an application - can take the agent about 2 hours to have to show you a place with their time.
