However I've seen 1 bedrooms go for $1800 in the nicer part of the city, so this is for the majority of the C+ / B- apartment houses in the area. 

Being a part-time flipper myself, I would want to know:What is their true deal flow?

Started looking at condos, Airbnb’s now apartments. lost my job in the beginning of the pandemic, so I’m trying to make cash flow apartments my day job. my funds become available in April, so hopefully I’ll find my first apartment building in Chicago.

I would rent out an extra room, basement and yep, deal with a part time roommate.

I’ve been scanning the market and come to understand as my first investment I’ll probably have to find an apartment/condo something like that and I typically hear of STRs typically making more cash flow etc.

I am looking to buy an apartment complex in the greater New Orleans area.
