Prior to investing, you should be spending a lot of time with discovery.

Not the best sign when 2 people jumping in on the forums to vouch for them have no prior posts.

Builder has been building in our area for 15 years and I've gotten good reviews from banks, prior investors and sub contractors.

You do have to be able to front the cash prior to each draw, but other than that they've been good to work with 

Historically the market slowed down in the months prior, as people tend to freeze in the face of uncertainty. 

To be clear, the potential guest involved wanted to walk through the rental prior to booking it.

You could also ask if you could do your inspection prior to going under contract and then make an offer without the inspection contingency.
