I've underwritten hundreds of deals, submitted tens of LOIs and not had a single one accepted- The BRRRRs I did do weren't true BRRRRs because of low appraisals, or not accounting for all costs properly and I ended up leaving around $10k for each one in the deal.

But 2 back to back deeds are not accepted.

There is no way to know if the interested people would have applied, been accepted, or decided to move in mid-month.

I’m not exactly sure who would have been liable, etc if we accepted it as a bonus., but we immediately paid off the first lien. 

And in my opinion both have their pros and cons and neither is superior to the other (and that's why I have both in my portfolio).Passive investments can be structured in virtually any way and usually they pass on the exact same tax benefits as direct (at least from the ones that I consider to be "acceptable").

We accepted the higher rate because the lender agreed to allow assumption after 2 years with no qualifying, at the same rate and terms (20 year loan).  

So, I called my coach and he got super defensive and was threatening that he was recording the call and was going to send his lawyers after me if I involved his name.It just seems like it’s been one thing after the next, I recently spoke with another group of students that had an accepted offer and Ryan and Tyler and their partners backed out on that deal as well possibly ruining a broker relationship for their students.

As soon as the offer was accepted, we set up an LLC and transferred the contract over to the LLC, of which I am the sole member.

United was charging more and only accepts Chase points but Aeroplan accepts Chase, Amex, and Cap 1.
