Some or more serious or academic while others go for the fun.I do think getting out of the silo mentality is important, so mix it up.  

You just have to make sure that the leases stick to the Academic Calendar: August - July, to make sure you can keep renting to Students when a move-out occurs. 

I do not intend to practice outside of anything I'm absolutely comfortable being liable for, which in my case would be minor alterations as I do have academic exposure to it.

Thanks for the student housing suggestion Account Closed I've also thought about targeting academics (international students, visiting researchers) if it comes time to rent out my furnished unit, since they often come to work/study for just a semester or two...
