When it seems like a good fit, in the past, I've gone ahead and pre-approved the stay.

I'm not done with my estimates yet but I'm likely coming out a couple to a few thousand ahead per month when I'm done repositioning everything.

- If you personally visit a new market, what exactly are you looking for during that visit other than touring some properties?

Apparently, when my sister parked in the driveway when visiting my mom, she revved her engine too loud and honked at her to intimidate her (according to my sister, she did no such thing and I believe her—we are adults).

I've visited out there and thought it was a great little area (besides the train...) with a lot of potential.

@Samuel Gebretnsae You have two choices. 1) Walk away and leave your money on the table. 2) Go ahead with the deal and take a leap of faith that the repair was done correctly.

Build a reliable team on the ground, plan occasional visits, and trust your general contractor to handle the day-to-day.

But a heads up...the best financing on these types of properties is seller/owner financing.

My brothers live in Indy for about 10 years so I used to go visit often.
