if you self manage you may be able to keep expenses trim at around 30%, if water/sewer is direct billed, i wouldn't pay more than 130k due to market, how small it is, and lower lot rent. and that is based on 50% expense ratio w/ 10 cap applied with more conservative expense ratio to build in a little bit of room for error.

I typically figure 5% repairs, plumbing, electrical, 3% miscellaneous (tree trimming, gutter clean-out, landscape upkeep, lock changes, etc.)That deal is tight.

Roof is possibly the original, a/c is dated from late 90's but works, and most of the house has bare concrete floors, owner pulled all old flooring and trim up to install flooring, did only the kitchen and never finished the rest of the house.

As you figure this out- and buy accordingly- things should improve.Anyway, sorry for the long post, but I’m considering upscaling my portfolio- trimming the lowest quartile of my properties(which take more management than the upper 75% of the portfolio,) and segueing into more mixed-use and commercial properties.
