But it has nothing to do with the 1031 so you can take it and put it in a syndication or on the horses or red 36 your choice.I think the real tax kicker will come when/if the tenant exercises the option. 

I lived there almost 10 years (in the 80s) and used to ride my horse on the dirt road of what is now the 15 freeway!

This is a “horse property” with 4 large outbuildings (stable, riding arena, barns).

More than likely it isn't moving due to something already mentioned above but no use beating a dead horse.
