Don’t want to pay taxes on the capital gain.

Besides lists from the tax assessor, how are you finding your deals?  

@Pratik as @Neil Narayan mentioned, cash flow is very challenging due to the property values, property taxes, and soft rental market.

Plus with no state income tax, cheap insurance, and very low property taxes, I’m probably starting $20k ahead of most people, and that’s a tax free $20k.).

If you live in a state with its own income tax, you might be allowed to credit your Illinois tax against your own state’s income tax.
