I live in and invest in the Indianapolis Indiana and surrounding area and exploring the option of converting some 2 car detached garages into ADU's and just looking for feedback if people have done this is the past and it's  worth it.   

Surrounding homes are $1100-$1300/SF and 4-5,000SF. 

I would even be interested in the surrounding areas & suburbs.Also, I would love to have something at least under contract by the end of this year.

(There is a price difference but suppliers have bridged that gap quite a bit due to popularity in the last ten years)Bathroom: Basic white subway tile to the ceiling for bathtubs/showers if surround is not desired.

However it could be location,  Common area, size, laundry, tenant qualifications (in rough areas you are not going to get many tenants with unblemished credit), parking, look of surrounding properties, etc.   

The Major international border project is nearly complete called the "Gordie Howe International Bridge" This will increase the connectivity between Detroit and Windsor Ontario and create synergy which will change both riverfronts and the surrounding neighborhoods "As one of Canada’s most significant infrastructure projects, the Gordie Howe International Bridge is creating thousands of jobs and driving economic activity today and will serve as an important trade corridor for Canada and the U.S. once complete and for generations to come.
