.- Ripped up carpets and re-finished the hardwood- Fresh coat of paint- Laminate flooring in the bathroom- Stick on splash for the kitchen sink area- Few other minor repairs- Brand new stainless steel oven (all other appliances stayed the same)After all of this was finished up for about $5,000-$6,000 I was able to rent the unit out for just above market average in my area.

I would then promptly provide my good buddy friend of mine landlord with the receipts as he asked.I am sure that while I was out shopping I will have seen a nice stainless steel refrigerator which will be perfect to replace my soon to be broken/sold one.Oh, and by the way- I will continue to keep paying my rent late without repercussions.

Your construction cost at $175 psf sounds like just a hard cost and is a little low (I'd at least use $180-$185 min at the price point and square footage your'e looking at with lumber prices at a high and steel prices going up etc).

If I was going to keep this long term and rent I would be replacing as much of the galvanized steel that I could while the opportunity is there - so later on you won't have to deal with it.

Definitely recommend getting some wallet cards made up -- these are smaller than business cards and can fit in wallet slots.
