The property has many value-add plays and many people in the local market perceive commercial deals as "off-limits" so competition for small commercial multi-family is slim.

Chances of half your tenants being able to afford to purchase is probably slim.

Whether account for them or not, they will come up and any perceived "cash flow" you have made up to that point will be wiped out and likely more with such slim margins.  

In my area of the country, the chance of an owner with a small number of properties facing consequences of choosing not to rent to unmarried couples is slim to none...people have larger concerns.

@Brent Coombs I only meant that as a way of trying to inflate the price I can pay to lock in a deal, but as Sam and Steven pointed out, the likelihood of getting an owner to carry a 30 year note is slim.
