Doing direct mail, SEO your website and a handful of other resources can get you deals.Wholesalers (or those who claim to be) are a dime a dozen, it took several years to get my inbox from receiving so many of them.

I've seen dozens of blowhards take on debt almost effortlessly, only to be crushed in the end by it.

In general high effort/less passive should provide better returns than passive options. 

For the last six months I’ve been working on SEO and ranking in the top three for anywhere from 10 to 20 key phrases.

SEO is great but be prepared to wait at least a year before anything volume goes through.

Do you have a reliable lead generation engine akin to those described by BP podcast guests who are always from the US: driving for dollars, DM campaigns, cold calling via virtual assistants, evergreen website with traffic directed from SEO paid word searches, etc?

For example, the marketing campaign will need to have x number of direct mail sent per month to these types of owners, there will need to be Pay Per Click advertising, SEO advertising, etc.

SEO is hands down the best method for lead generation no argument.

Direct mail, SEO, Cold-calling, Text messaging, Door knocking, MLS, Networking.
