For this situation, communicate very clearly and bluntly with the tenants and try to realign expectations so they don’t do this same with you.

This will cut down significantly on the issues you may have down the road with communication, paying rent on time, caring for property, etc. 

I had tried to establish direct communication with jesse, but the GC did not want me talking to him.

To clarify, in every area I know of, listing agents are allowed to offer a commission, they just aren't allowed to use the MLS to communicate it.

I've communicated with other agents in Nevada that provided me data with median rents, cap rates, how much I would need to put down to get it to "cash flow/break even" with higher interest rates, etc.

Who knows, maybe there is a state that can parallel the great weather in California, the five-star restaurants in Napa Valley, the geographical diversity, the rich ethnic influences, the skiing and surfing all in the same day and somehow, have no homeless people.

This is both a communication and a quality example.
