My question about the 10K club is why do we need 40+ ways to find deals when he states that his system does it for us?

The Class system (A, B, C) can vary by market, but here's my general breakdown:Class A: High-end, desirable neighborhoods.

With experience, they have the right systems in place and know what doesn't work. 

I am confident that the 3 water heaters and 3 HVAC systems I put in place since Summer 2024 will give me some peace of mind in 2025 and beyond... for those properties.

Having said that, we also have many clients we use our systems and processes for crypto funds, buying existing businesses, funding startups, hedge funds, venture capital, and even non-profits.  

But, for instance, I sent them a notice of rent increase effective February 1 and needed them to confirm that they have accepted the new payment terms through our electronic payment system, and even after repeated notices, they are not responding.

It was one of my first claims and I learned how their claim system works and never failed again. 

Your first hire is unlikely to work out though, was you won't have a good hiring system in place. - So, recommend having that first hire document the crap out of what you want them to do.
