But, one thing that has helped me a lot in life in general was when I made an intentional effort to stop myself with phrases where I am saying "I Can't", "I don't", "I don't know how", etc.Then I started trying to find ways, without realizing, to adjust my situations so I could respond with positives.

 It sure about the Exact phrasing of the seller restriction and whether a trust would it....maybe ask the seller....but you could always just let your daughter buy it in her name, you co-sign the loan, gift the down payment money..

You could try and charge a % of profits, but how easy would it be for them to operate either under the table or at a "loss" to avoid that.So if it were me, i'd look at doing a lesser amount to start and phrase it as a benefit to them to help them get their business off the ground with an excerpt to reevaluate after a year.

Perhaps I should have phrased my previous comment differently...Of the facilities that accept Medicaid we visited in our area, none met our requirements.We chose a nearby non-Medicaid facility that's about $5.5k/mo for 2 ppl in a 2-room suite including elevated level of care.
