While many investors rely on the MLS or wholesalers, these sources can become unreliable as the competition intensifies.

Don't pile on risk at 21 y/o. 

I'd like to know because if they select them as they are entered into their database, right after filing, then there is another good reason to always extend and file on the last day.

Bottom line - there have been a number of challenges in Cape Coral over the last couple of years. 

I have done it successfully on my last 2 buildouts, maybe 3, but only because I was able to acquire the properties at a very low price and I did all the work in-house (myself and some hired hands on staff).

In my home market of Florida, our insurance rates have made it much harder to have positive cash flow on a CRE deal.

need to put some sort of cap on utilities in your next leases.
