For me my tax rate is a lagging indicator not a leading indicator, I know it during or toward the end of the year and finalized when I finish the year.

In my own experience, when a tenant needs 2 jobs (not 2 people have 1 job each) just to make rent standards will ensure frequent repeated late rent payments.Consistent long paying jobs and income history is more indicative of stable rent collections.Keep looking.

If I were representing a buyer who indicated that they do not consent to dual agency, I would have to filter out all of the listings from every other agent affiliated with Real to make sure that we avoided a transaction with agents at my same Firm.
