From what I've been able to lurk around and find out, apparently the owner has moved to Ecuador and very motivated. 

When you have no equity and you HAVE to sell for whatever reason, you become a motivated seller. 

The community is the best part where we've been able to connect with many like minded individuals and is beyond motivating!

It has become my main motivator for learning so much about real estate investing the last 1-2 years.Where I'm at now is I feel like I'm missing out on other stuff I could be doing to achieve my goals.

Also I would look for listings hitting the 30 day or 60-day mark for motivated sellers.
