When you blast SMS to a skipped list,  you'll get back alot (ALOT) of folks complaining "I'm not Joe..."...   

On the other hand, private lender investors, like an "Uncle Joe" type, lend money on a more personal and flexible basis, often with less formal terms that can be easily negotiated.

@Joe K.I do not know the details of your specific situation (amounts owed, class of property, etc.), but, in my experience, it is a waste of time.

You can get a great tenant with the help of a thorough broker without committing to property management.I agree with @Joe Scaparra, selling is a very sensible option.
