I have come across a few investing academies that help you set up an LLC and pretty much hold your hand in setting up your first arbitrage or Airbnb property.

My personal preference for a buy and hold would be an already established area (or an area that's still gentrifying, but has already seen significant progress). 

Be willing to hold them to these standards.One of the best things I ever read in these forums was to be firm, but fair.
